Brownfield Remediation Management

VRP recognizes the complexity of developing any scale project from a small former gas station site to high profile, large scale projects. Whatever the nature of the distressed property, if a clean up can be done, we can do it. We provide long-lasting and permanent solutions to the myriad of environmental and other challenges affecting real estate. Real Estate Portfolio Management & Disposition of Assets

VRP’s heritage and distinct competencies have been built on managing and disposing of large portfolios of distressed real estate and loans securing real estate. During the decades of the 80’s and 90’s, we managed and liquidated billions of dollars (GBV) in real estate and other financial assets. For the Resolution Trust Corporation, RTC, we managed a $300 million portfolio under contract. In another partnership with the RTC, we managed and disposed of 65 properties. The RTC ranked us number one in performance (return, cost to collect). We have continued with this pace and built this organization and it’s portfolio of clients and properties.

Managing and disposing of distressed, environmentally challenged and mothballed properties is what we do well. The VRP organization has the resources to leverage talent at all levels for your projects.

Public Land Bank Management

Because VRP has 25 years of experience, we excel at constructing and managing public/private partnerships for the revitalization and liberation of distressed properties. Public bodies generally do not hold properties unless it is for public purpose. We look for the best ways and structures to hold properties. These structures range from leaving ownership where it currently resides to utilizing a non-profit entity to hold title or any other entity to take title that provides for maximum flexibility, mitigation or elimination of liability, and the best access to capital/loans.

Real Estate Portfolio Management

VRP helps private companies with the remediation, repositioning, and redevelopment of their vacant and underutilized properties. Consolidation of plants and facilities that have become obsolete often results in the need to dispose of some properties, some which may have environmental contamination. The conventional solution of listing the properties with commercial brokers can be compromised by the liability and costs associated with the environmental clean-up. There are many issues to consider and manage, such as:

  • Environmental liability and cost of remediation.
  • Long-tail environmental liability associated with neighboring health claims and ground water issues.
  • Costs of providing site security, maintenance, and property taxes along with potential property and casualty issues.
  • Impact of a plant or business closure on the local community.
  • Assisting the local community with redevelopment of the plant or property.
  • Being a good community/corporate citizen.

Flexible Compensation

VRP also works on a traditional contractual fee or project fee basis. We will consider a variety of compensation plans tailored to our clients’ situation. We work on number of projects on a percentage of net-proceeds or percentage of equity basis.

We know full well that our clients want to limit liability, achieve positive economic impacts, create jobs, and increase the value of their property, thereby improving the community. With our public clients, we offer the choice of a number of business models. One such structure is serving as the exclusive land managers for non-profits that are established to do projects as well as community redevelopment. We advise our clients on the right organizational structure from the beginning of the relationship, starting with a vision in mind.
